The design process looks a little like this:

Pre-Design/Programming


  • Conduct a kick-off meeting to establish expectations, roles, and responsibilities, communication procedures, and to confirm budget and schedule
  • Conduct programming (stakeholder) meetings
  • Determine the building and user requirements
  • Develop site and building concepts
  • Prepare conceptual project budget
  • Obtain approval to proceed with the Schematic Design phase

Schematic Design


  • Create plans and elevations
  • Conduct design review and feedback meetings
  • Prepare three-dimensional building images for possible fundraising and/or marketing
  • Update project budget
  • Assist with selection of construction delivery method
  • Obtain approval to proceed with the Design Development phase

Design Development


  • Develop plans, elevations, and wall sections
  • Evaluate and select building systems and materials
  • Prepare outline specifications
  • Present building systems, material, and color selections for review and approval
  • Coordinate project budget update including a detailed estimate of probable construction costs
  • Obtain approval to proceed with Construction Document phase

Construction Documents


  • Prepare site construction documents
  • Prepare building construction documents
  • Coordinate 50% complete project budget
  • Conduct quality assurance/quality control review
  • Obtain approval to issue documents for bidding

Bidding


  • Assist with advertisement for bids
  • Issue site documents
  • Issue building documents
  • Issue addenda
  • Assist with post-bid review and interviews
  • Make recommendations to enter contracts with successful bidders

Construction Administration


  • Submit documents for plan review and approval
  • Review submittals and participate in pre-construction conferences
  • Observe and report on construction activities
  • Prepare periodic updates for the owner
  • Review closeout documents and warranty items

With social distancing now a concern, we’ve been adapting to new workspaces and building designs to accommodate everyone safely.
